Pacific Southwest Capital Partners, LLC
Roseville, CA is about 10 miles north of Sacramento and is exceptionally convenient to the area’s highway / Interstate system. This project is comprised of two buildings and totals approximately 120,000 square feet. Each of the 18 condominium units is 30% to 40% office with the balance being warehouse / assembly / research / manufacturing. The land was acquired in April 2000, and all units were sold or leased by December 2003.

For the past 20 years, Valencia, California has been one of the fastest growing areas in Los Angeles County and is located 25 miles north of the downtown Los Angeles financial district. Mr. Abbott has been a General Partner / Principal in approximately 900,000 square feet of industrial oriented development projects in the Valencia area, also known as the City of Santa Clarita since 1986. Discovery Gateway Spectrum (DGS), the most recent of such projects was developed in two phases – DGS I & DGS II. This two phased project totaled just over 340,000 square feet and is comprised of 70 business / commercial condominium units, all of which are in the size range of 2,500 to 6,000 square feet. Discovery Gateway Park Las Vegas
Discovery Gateway Park (DGP), the most recent of the projects, was developed in 2008. This project totals just over 90,000 square feet and is comprised of 23 business / commercial condominium units, all of which are in the size range of 2,500 to 5,000 square feet. Of the 23 units, 19 are made up of 40% to 50% office area with the remaining area being warehouse / assembly / research / manufacturing, while the front 4 units are 100% office area.
