Pacific Coast Capital Partners acting as a principal pursues
investment and lending opportunities to support value
added real
estate projects of all kinds. The Company's investment
program
emphasizes, but is not limited to. the following general
categories of
financial products:
Equity Investments: PCCP makes direct investments in real
estate
assets as well as provides coinvestment capital to developer
sponsors. The company also provides growth capital in
the form of
preferred equity at the operating entity level.
Mezzanine Loans: PCCP originates loans that are subordinate
to
first mortage loans, or that contain a component in excess
of
traditional loan to value standards. Such loans will be
secured by
a subordinate lien on real estate and/or a security interest
in the
equity.
First Mortgage Loans: PCCP originates first position secured
commercial real estate loans expected to be short term
of less than
five year. These loans may include construction loans,
loans with
equity kickers and participation interests, lease-up and
stabilization
assistance loans, loans on properties in a turnaround
situation, and
discounted payoff and discounted note aquisition loans.
Pacific Coast Capital Partners has the flexibility to
deliver any or
all of the pieces of the capital structure, making certainty
and
timeless of close a significant benefit to our clients.
Over the past several years, the Partners have successfully
placed
several billion dollars of capital in transactions falling
in the
under-served portion of the market between securitizable
debt
financing and traditional equity capital.
